  • Anyone can proclaim the best rate or the best service. But for over two decades, MPS has provided astonishing, wholesale interest rates combined with exceptional customer service. No one is MPS. And no one should go anywhere but MPS for their mortgage loan.

    As far as rates go - we don’t just assign them to clients. Others do that and make more money the higher the rate the client will accept (retail originators, banks and mortgage bankers do this). Instead, we give clients an interest rate range and let the client choose their rate - we just advise based on math. When it comes to service - Let’s face it, customer service in America has become a bar that gets lower and lower every year. The virus of dreadful customer service is contagious. Everywhere we go, “my pleasure” has become “no problem” and“thank you” has become “uh-huh”. The goals of helpful and resourceful have been replaced by quoting policy over and over and over until the client just gives up on whatever the problem was.

  • Refinancing only makes sense if there is an immediate and obviously tangible benefit to doing so. There are two mathematical calculations to determine this. The first is a Breakeven calculation and the second is a Net Savings calculation. If your broker doesn’t know these, run.

Hierarchy of Home Loan Originators

Not all lenders are the same. That person on the other end of the phone can literally know nothing and is typing your information into an automated underwriting system or that person can be a consummate professional with industry distinction. It’s had to know. But there is a hierarchy among lenders. Here they are from the best to the worst.

Best - Independent Mortgage Brokers

Most knowledgeable in mortgaging. No affiliation with any bank. Survive on referrals from happy clients. Independent, but have the ability to access almost every mortgage product in existence. Wholesale rates and flexible cost structures.

Average - Mortgage Bankers

While far more knowledgeable about mortgages than retail originators and retail banks, and with some, limited access to wholesaler loans, mortgage bankers are big mortgage banks and originators are under pressure to sell bank products to earn a high number of points/loan. This is because these earnings can be hidden legally and earn both the originator and the bank much more. Higher rates than a brokerage.

Poor - Retail Banks/Credit Unions

Depository experts but with little actual knowledge of mortgaging because they have only had to sell bank products. No access to wholesaler loans. Can only sell vanilla products and usually have high rates because clients aren’t shopping and/or don’t know any better. Additionally, loan officers have almost no pull with underwriters because of the entrenched corporate environment and loan officers almost never attend closings.

Worst - Retail Originators

High volume national advertisers with no knowledge of mortgaging. National television and radio advertising results in high rates and fees as well as picking the cream of the crop that applies. Retail originators generally have a 60% approval rate of those who apply. Only vanilla products can be sold and, despite the advertising, cannot produce a mortgage by the touch of the button on their site or app.
